Cole is so quick, moving at a rapidfire pace, keeping the audience on their toes. They’re not afraid to delve into uncomfortable moments or tension, draw it out, then peek out behind the clown mask and give us a knowing look, like “I know this is dumb,” or “I know that was a mean thing to say, I’m sorry.” Cole’s clown work is embodied, playful, joyful, and present, even when dealing with thorny topics or character beats. It feels like watching a 10-year-old presenting a play about their landlord — in the best way.

My overall impression
2026 Bouffon meets Commedia! Cole has created a character that is so subversive and dynamic, all while being one of the stupidest guys who’s ever lived: the landlord. Not just any landlord, The Landlord; the prototype for the modern-day Landlord; the guy who pretends to be your friend but actually wants to see you dead.
